Application Procedures for Hager Rental

To apply for a property online, please click “Apply Now” or the button on the page.  Or call our office at (859) 623-8482 to have us email you a copy of the current application.  The below application is just an example to give you an idea of what we look for and may not be up to date; please do not fill it out.  Please read below before applying

Thank you for considering Hager Rental. We are very serious about finding good neighbors for our current tenants.  If you are serious about becoming one of those good neighbors, we request that you follow each procedure below in completing our application process.

If you fail to complete each and every step of our application process, your application will be considered incomplete and it will be returned to you. Or you will simply be denied.

Hager Rental is pleased to be a Fair Housing rental company. We welcome all races, national origins, religious preferences, handicaps, and familial configurations. Please feel free to speak with us about any reasonable accommodation you might need.

  • Complete ALL Blanks, front and back on the application pages. All phone numbers and addresses are the Applicant’s responsibility.
  • FALSE information, a poor rental reference, a previous eviction are automatic denials.
  • Landlord Verification: If you do not have a current or past Landlord, you must indicate with whom you have been living with and why.
  • Release of Information:  All household members 18 years and older must sign the Release of Information.
  • Income Checklist:  All household members 18 years and older must sign the Release of Information.
  • Completion of Emergency information on the back of the Application must be completed. Emergency contact must be a parent, grandparent, or adult not living with Applicant.
  • Income Verification:  Applicant needs to provide income verification. Rent can be no more than 1/3 of Applicant’s income.
  • Signature:  Applicant must sign the application form that all information is correct.
  • Fee:  The cost is $30.00 per person to have an application processed.
  • Proof of ID is required. Driver’s license and Social Security card is required.
  • Time Limit: You have three business days from the day a $100 Hold is placed on a Hager property to return a COMPLETED Application. Failure to do so will result in forfeiting the $100 Hold and the Hold property being advertised “For Rent”.
  • No Section 8 Housing: Hager Rental no longer accepts Section 8 Housing. If you have applied for supplements from Section 8, do not apply to rent from Hager.
  • Bed Bugs:  If you have had bed bugs in the past six months, you may not rent from Hager unless you are willing to pay for a $400-$600 heat treatment for all of your belongings.
  • Co-signers:  Anyone who is under 21 years of age or who makes less than three times the amount of rent is required to have a co-signer.

Application Procedures:

  • A $100 partial deposit will hold an apartment while a tenant’s application is being processed.
  • There is $30 application fee per applicant.
  • The application process involves employment verification, rental history, credit check and criminal background.

Leases

A six-month lease is offered on apartments for an additional $50 per month rent.

Renter’s Insurance

Tenant is required to have renter’s insurance and provide Landlord proof of insurance. Landlord’s insurance only covers the building.

Deposits:

The deposit must be paid in full prior to a tenant taking possession of a dwelling. The deposit is the same amount as the rent for all units.

A deposit will be refunded if:

  1. the apartment is left in the same condition it was in when the tenant took possession;
  2. the tenant fulfills the lease agreement with Hager Rentals;
  3. the tenant gives a 30-day notice prior to vacating his/her apartment by filling out a 30-Day Notice form;
  4. the tenant’s rent is current and all late fees and legal fees have been paid in full.

Pet Policy & Application

Pets

Pets are welcome at Hager Rental but the following conditions must be met:

  1. the owner must complete a pet application and the landlord must approve it;
  2. the pet is a dog or cat and the animal weighs no more than 20 pounds when full grown;
  3. the tenant pays a $500 pet deposit;
  4. the tenant pays an additional $15 a month pet rent;
  5. the owner agrees to keep the pet on a leash when outside and clean up after the pet;
  6. the tenant and pet are courteous to neighbors.
  7.  the pet is an indoor pet.
  8. You are only allowed one pet.
